Agents open a deal from a unit. Sales and rentals are two portals with two processes. Applicants paste a worksheet and upload the building checklist. Processors run completeness, fees, and board-safe copies. Boards receive pages they cannot unredact — restricted values are omitted from the packet, not blacked out on it.

Queue, fees, signatures, board-safe copies. Restricted originals stay with management.
Board vote
Packet with omitted identity lines and financial bands. Approve, decline, or abstain — no reveal control.
Sales portal
Purchase, refinance, transfer
The buyer pastes the broker worksheet: purchase price, occupancy, contract of sale, mortgage commitment. Recognition agreement sits on the fee ledger at closing. The board votes on the package.
Rental portal
Lease and sublet
The tenant pastes a lease worksheet: rent, term, deposit, occupants, pets, guarantor. Checklist is the executed lease — or sublet agreement, shareholder consent, renter’s insurance. Occupancy still goes to the board. Fees skip recognition.
Forms from the spreadsheet
Paste Google Sheets or CSV. Columns map to the building’s application. Values encrypt on write — no re-keying.
Pages the board cannot unredact
SSN and account numbers are collected and sealed with management. Board pages omit those lines. Last-four is not stored in the packet.
Document vault
NYC checklist — ID, REBNY, tax, W-2, banks, refs, contract. Restricted files default management-only. Board copies are marked.
Processor queue
Completeness, fee ledger, parties, typed signatures, stage. Sales and rentals share the desk with separate checklists. Accept for review, issue board pages, close the deal.
Board vote
Token packet. Supporting documents that are board-safe download; the rest stay on file with the managing agent.

- Applicant and agent links — no login required of the buyer or tenant. Sales open /p; leases and sublets open /r.
- Restricted data is entered and stored with management. It is omitted from the board packet — not shown as a black bar the board can reverse.
- Fees are authorized, collected, or waived on a ledger. Card processing is not in this product.
- Every sensitive write, reveal, packet issue, and vote is in the audit log.
